A basic habitability checklist
A livable California apartment should include working heat, hot and cold running water, safe plumbing and electrical, secure locks, a weatherproof structure, and living areas free of pests and mold. These are the basics the law expects.
A quick checklist of what a habitable rental generally needs:
- Effective waterproofing and weather protection (a roof and walls that keep out rain and cold) - Working plumbing, gas, and sewage systems - Hot and cold running water - A safe, working heating system - Working electrical wiring, outlets, and lighting - Clean, sanitary conditions, free of rodents and insects - Adequate trash receptacles - Floors, stairs, and railings in good repair - Working smoke and carbon monoxide alarms, and secure door and window locks
